The Biggest Photo Mistakes FSBO Sellers Make (and How to Avoid Them)

Selling your home without an agent is already a challenge. Trying to photograph it yourself? That’s where most FSBO sellers unintentionally tank their own online traffic. I shoot hundreds of listings every year across the Western Slope, and I see the same mistakes again and again—mistakes that cost sellers real money.

Here’s what to avoid (and how to fix it quickly).

1. Shooting Rooms in “Portrait Mode”

Phones default to portrait mode. MLS, Zillow, and every home-search platform need wide horizontal photos.
Portrait photos:

· Make rooms look smaller

· Crop out important features

· Look unprofessional

· Are rejected by some MLS systems

Fix: Ideally shoot horizontally — or hire a pro who uses wide-angle lenses and calibrated setups.

2. Oversaturated Editing Filters

The “vibrant,” “HDR,” and “lush greens” filters might look great on Instagram… but not for real estate.
Buyers instantly sense when colors look fake.

Most common FSBO distortions:

· Neon green grass

· Blue-ish interiors

· Nuclear sunsets

· Orange/yellow walls that aren’t really orange

Fix: Neutral, editorial-style editing that reflects reality.

3. Forgetting to Turn On All the Lights

This is the difference between:

dark and uninviting vs. warm and spacious

I call it “Full Power Mode.” Every lamp, overhead fixture, pendant light — on. Always.

4. Clutter Everywhere

It doesn’t matter how beautiful your home is. Buyers will stare at your:

· Dish rack

· Pile of mail

· Shampoo bottles

· Laundry basket

· Pet crate

Fix: Follow the 5-Minute FSBO Prep List

· Clear all counters

· Hide trash cans

· Remove pet beds

· Take magnets off the fridge

· Make beds hotel-tight

5. Using Only Interior Photos

FSBO listings often skip exterior images entirely because sellers “didn’t have time.”

Huge mistake.

Buyers want to see:

· The approach

· Driveway

· Yard

· Street

· Outdoor living areas

And if you’re selling acreage? Aerial photos are mandatory.

6. Shooting on the Wrong Day

Bad light = bad listing performance.
Cloudy is fine. Snowy is beautiful.
But:

· High wind

· Harsh sun

· Smoky days

· Mud season

…can ruin a shoot.

A pro knows how to adapt.

7. Not Showing the Best Features First

A good MLS gallery is storytelling, not random uploading.

When FSBO Sellers Should Bring in a Pro

If your home fits any of these categories, you will almost always earn more by hiring professional photography:

· Acreage property

· Mountain cabin

· Historic home

· Luxury listing

· Dark interior

· Homes with views

The bottom line:
FSBO photos do the selling — make them count.
